It depends on how you mean mistress.
If you mean it as the equal and male version of mistress then the word you want is "master"; however, the linguistic evolution of these words has come to mean something else altogether in our patriarchal oriented society.
A man can be a master, but a woman can't. Instead she is given the term "mistress" which has wound up being a term for a sexually deviant woman who is being "kept" by a man. A man can't be a mistress because he is always the "master". Master is proper and mistress is lascivious. This runs along the same lines as a man being a bachelor if he is single beyond a certain age and woman being an "old maid" or a "spinster". Damn the double standards, damn them!!! [:0]These are examples of how our language dictates our thoughts and viceversa. Sapir-Whorf in action!
Maybe gigolo is a better word. Although I'd still like to see him traipsing around with his murse. [;)] lol.

I think the correct term for an extramarital male partner is simply "lover," as in Lady Blir took a break from breastfeeding to see her lover.
Adding an -ess to a word makes it femminine like tiger-ess, lioness, etc - so "mastress" wouldn't work.
